Ray Manio

Chief Financial Officer &
Chief Operating Officer

Ray oversees all aspects of Sydney Business Park’s financial strategy and operations across our mixed-use, industrial & retail developments, and our investment property portfolio.

Ray is a member of the Certified Practising Accountants of Australia, with over 25 years’ broad commercial property and financial experience across Australia’s largest and most prestigious organisations.

In addition to his CFO remit, Ray is also the Chief Operating Officer, and plays a key role in driving our strategic vision and ongoing operational excellence.
With his extensive leadership experience and natural passion for people and communities, Ray helps us drive change to achieve better outcomes for all and strives to enhance diversity and inclusiveness in our culture, enabling people to thrive.

Matt Foldes

Sales & Leasing Director

Matt’s primary role at the business park is to generate and secure new tenant commitments. He manages the entire process from the initial enquiry, understanding the tenant’s requirements, negotiation of key lease terms and conditions, through to documenting the Lease or Agreement For Lease.

Matt’s role also expands to an intricate involvement with the property development and asset and property management function within the business. Matt has over 25 years’ experience in the Australian property industry, having been involved with numerous real estate transactions. He holds a Bachelor of Commerce, majoring in Property Economics and is a licensed Real Estate Agent.

Owen Walsh

Development Director

Owen assumes a leadership role within the Development team, guiding and spearheading the remarkable growth of Sydney Business Park since its establishment.

With a comprehensive background, Owen holds a Bachelor of Applied Science, Masters of Property Development, and a Diploma of Property Investment & Finance. Furthermore, his expertise is underscored by his certification as a NSW Real Estate Agent, affirming his commitment to upholding the highest professional standards in the industry.

Michael Gray

Infrastructure Director

Michael is a Civil Engineer with 34 years’ experience in Civil Design and development servicing. Michael has been with the project since its inception and manages all infrastructure design and delivery.

Michael's expertise extends across various domains, including the provision of State and Local Roads, Local and Regional stormwater systems, power supply transmission and distribution planning, telecommunications infrastructure, as well as water and sewer infrastructure to ensure the success of a high-profile business environment.

Sam Franklin

Development Manager

As the Development Manager at Sydney Business Park Sam assumes a crucial role in ensuring the successful delivery of projects from their initial concept to their ultimate completion. Throughout the entire lifecycle of your project, Sam will be your dedicated point of contact, overseeing and coordinating every aspect. With a background in Civil & Structural Engineering, Sam brings a wealth of technical expertise to the table.

Prior to joining Sydney Business Park, Sam held the position of Senior Project Manager, where he successfully delivered projects on behalf of a diverse range of clients, including multinational companies. Sam's passion lies in tackling complex projects, approaching them with an open mind and a strong problem-solving ability. With his extensive experience, Sam is well-equipped to navigate all stages of a project's life, ensuring its seamless execution.

Eliza Vincent

Property Associate

Eliza takes on a pivotal role in overseeing Property Management and cultivating strong tenant relationships at Sydney Business Park. With a notable background at PwC Australia spanning seven years, Eliza has excelled in various Human Capital roles, leading teams both in Australia and offshore to drive strategic execution and deliver impactful results.

Drawing upon a profound connection to the Western Sydney area and a genuine passion for community, Eliza places a strong emphasis on fostering engagement and nurturing a thriving culture within the business park. With her expertise and dedication, Eliza is committed to creating a positive environment that benefits both tenants and the wider community.
